Improving energy efficiency

A project to retrofit 64 bungalows on the Moss Vale estate in Irlam is reducing energy costs and lowering carbon emissions, positively impacting the lives of tenants both now and in the future.

Following funding from the Social Housing Decarbonisation Fund, the project has provided new external wall and roof insulation, thermal store hot water systems and battery storage all of which is reducing overall energy demand from the grid. Old boilers have been replaced with air source heat pumps and new photovoltaic solar panels will further reduce energy demand in these homes. A new system that lets fresh filtered air into the home, whilst retaining heat, is improving air quality as well as reducing the risk of damp and mould.

The work is expected to save 354,000kWh of gas a year and reduce enegry demand by 85%. And because of the move from gas to electricity to heat hot water, the carbon savings will be 61 tonnes of CO₂ per year. Before the project, the bungalows were performing poorly and had an EPC band of D or less. Calculations show that all homes that have received works will now rise to a B rating or high C rating.

The project will make the homes as eco-responsible as possible, reduce the need for more updates in the future and deliver on what matters to tenants.
