We’ve recently written to tenants who pay a variable service charge with your annual service charge statement for April 2025 to March 2026.
If you haven’t received this letter, this may be because you pay a fixed service charge and an annual actual costs statement does not apply to you. If you’re unsure which type of service charge applies, please get in touch and we’ll be happy to help.
The statement compares what you were charged during the year against the actual cost of providing services such as communal cleaning, grounds maintenance and communal lighting.
This means the statement may show that:
- the actual cost was higher than estimated
- the actual cost was lower than estimated
- the cost was the same as originally estimated
Where there is a difference between the estimated and actual cost, any credit due or balance owed will be taken into account when future service charges are set from April 2027.
We’ve created some frequently asked questions to help explain what the statement means, how service charges are calculated and what happens next.

You don’t need to make any immediate changes to your payments.
If any future changes are needed, we’ll write to you with more information before they take effect.
