Work begins on £23.6 million social housing development in Salford

Construction has officially started on a new £23.6 million development at Pendleton House on Broughton Road, Salford, which will deliver 88 high-quality homes for social rent.

We have partnered with Vistry Group, and is supported by £9.68 million in Homes England grant funding and £1.76 million from the Greater Manchester Combined Authority Brownfield Grant funding programme. It will transform a vacant site and redundant building into much-needed affordable housing, helping to meet growing demand in the area.

The development will include 56 one-bedroom and 32 two-bedroom apartments, all built to Future Homes Standard. The homes will be fully electric and achieve EPC B ratings, helping to reduce energy costs for tenants and lower the buildings environmental impact.

Designed by Todd Architects, the scheme will retain the original façade of the existing building, preserving a piece of local character while delivering modern, affordable and sustainable homes. The building will feature solar PV panels on the roof to power communal areas, and 100% of parking spaces will be equipped with EV charging points.

As part of the contractor’s social value strategy, the scheme will also deliver community benefits including the employment of local apprentices, engagement with community groups, and the use of local labour and subcontractors.

The development is expected to be completed in September 2027.
