What repairs are we responsible for?

Drains, gutters, and external pipes

Roofs, facias and soffits

External brickwork, doors, windowsills and frames

Chimneys, chimney stacks and flues

Pathways leading directly to your home and up to 1 meter surrounding, steps and any trip hazards

Plastering except for minor cracks

All utility services including gas and water pipes and electrical wiring

Communal lighting, entrances, halls, passageways, stairways, lifts and security systems

Damp repairs

Internal joinery excluding internal doors where there has been damage/neglect

What repairs are you responsible for?

Repairs to gates and fencing

Repairing your appliances such as washing machines

Fireplace parts such as loose side cheeks, ash pans and tiles and chimney sweeping

Blocked sink gullies and waste pipes

Maintaining a garage, driveway, or shed that has been created by you or previous tenants

Minor plaster cracks

Gas fittings, replacing gas fixtures and flexes

Joinery

All internal locks, door handles and loss of keys

Cupboard catches and hinges

Drawer pulls and handles, hat and coat hooks and clothes racks and pulleys

Curtain rail battens

Refitting of doors after laying carpets

Plugs and chains to sinks, wash basins, baths, shower curtains and fixing faults from plumbing installations that you have installed

Electrical work such as fuses (other than those maintained by Electricity North West), electrical plug tops and light bulbs (other than in communal areas)
