Housing Health and Safety Rating System (HHSRS)
We use the Housing Health and Safety Rating System (HHSRS) to help us keep your home safe and healthy.
HHSRS is a national framework used by landlords and councils across England. It helps identify things in a home that could cause harm to the people living there – either now or in the future.
What does HHSRS look at?
The system covers 29 possible hazards in the home. These include things like:
- Damp and mould
- Fire safety
- Electrical hazards
- Problems with heating or hot water
- Trip or fall risks
Each hazard is assessed based on how serious the risk could be.
How hazards are categorised and what ForHousing does
Hazards are grouped into two categories:
Category 1 hazards – serious risks that could pose an immediate danger to health or safety
Category 2 hazards – risks that are less serious or less urgent, but still need to be managed
We follow the HHSRS framework by:
- Identifying potential hazards in the homes we manage
- Taking action to reduce or remove risks wherever possible
- Having clear policies and safety checks in place to keep homes well maintained
